Higher mortgage rates did not stop Winter Garden contract activity
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on monthly payments. But in Winter Garden, buyers kept moving.
The Real Estate Data Aggregator counted 567 pending sales in ZIP 34787 for the three months ending August 31, 2026. That is up 10.7% from the same months a year before. Closed sales rose 10.8% in the same period, reaching 546 homes sold. Both numbers moved in the same direction at nearly the same pace. That kind of consistency is worth noting.
What the rate picture looks like right now
Realtor.com noted that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Higher rates are clearly shaping decisions in many markets. Winter Garden is not immune to that pressure, but the data here tells a different story than the national one.
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Winter Garden's median sale price, at $606,000, rose 3.6% over the same stretch according to the Real Estate Data Aggregator. Local prices grew faster than the national average, even with rates where they are.
Buyers are moving faster, not slower
The Real Estate Data Aggregator found that 31% of homes in ZIP 34787 went under contract within two weeks of listing during the three months ending August 31, 2026. That share is up 4.6 points from a year before. Nearly 1 in 3 homes found a buyer in under two weeks. That is not a slow market.
Median days on market came in at 42 days, one day shorter than the same period in 2025. Homes are not sitting longer because of higher rates. They are moving at roughly the same pace.
More homes to choose from, but supply is still measured
The Real Estate Data Aggregator counted 772 homes for sale in ZIP 34787 during the three months ending August 31, 2026, up 7.4% from a year before. New listings rose 10.2% to 721. More inventory is good news for buyers who have had limited options.
Months of supply came in at 4.3, down 0.2 months from a year before. That puts Winter Garden in balanced-to-slightly-tight territory. There is more to choose from than a year ago, but supply has not tipped into buyer's-market levels.
Sellers are still getting close to their asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 97.8% for the three months ending August 31, 2026. That is up 0.4 points from a year before. Sellers are not giving away much. The gap between asking and selling is narrow.
The share of homes that sold above list price reached 9.2%, up 2.1 points year over year. That is still a small slice of the market, but it moved in the right direction for sellers.
The honest read
Rates above 7% do affect what buyers can afford. That is real, and it is shaping budgets across the country. But in ZIP 34787, the numbers for the three months ending August 31, 2026 show buyers still showing up, still going under contract, and still closing. Prices are up, not down. Supply is rising, but not flooding the market.
The national picture and the local picture are not always the same. One street in Winter Garden can read differently from the ZIP code as a whole, and one subdivision can read differently from another. Horizon West new construction, homes near Plant Street, and older established neighborhoods each carry their own story.
