More homes are selling here, even with rates above 7%
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is real pressure on buyers. Yet the Real Estate Data Aggregator counted 802 homes sold across the Winter Garden and Clermont area in the three months ending August 31, 2026, up 11.9% from the same period a year before. Demand here did not stop. It kept going.
Pending sales tell the same story. The Real Estate Data Aggregator counted 857 homes under contract, up 11.2% year over year. Those are real buyers who wrote offers while rates sat above 7%. That is not a sign of a market that has stopped.
Winter Garden (34787): prices up, homes moving faster
The Real Estate Data Aggregator counted 546 homes sold in ZIP 34787 in the three months ending August 31, 2026, up 10.8% from a year before. The median sale price reached $606,000, up 3.6%. Prices moved in the right direction, even with rates above 7%.
One detail worth noting: 31% of homes in 34787 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is up 4.6 points from a year ago. Well-priced homes are still finding buyers quickly. Homes that sat likely needed a price adjustment. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That pattern shows up here too when a home is priced past what buyers will pay.
| Winter Garden 34787 | Clermont 34711 | |
|---|---|---|
| Median sale price | $606,000 | $445,000 |
| Homes sold | 546 | 256 |
| Median days on market | 42 | 51 |
| Sale-to-list ratio | 97.8% | 97.9% |
| Under contract within 2 weeks | 31% | 29.3% |
| Months of supply | 4.3 | 4.7 |
Clermont (34711): more buyers, slightly more time to sell
The Real Estate Data Aggregator counted 256 homes sold in ZIP 34711 in the three months ending August 31, 2026, up 14.3% from a year before. That is the stronger sales gain of the two ZIPs. The median sale price was $445,000, up 3.4%.
Clermont homes took a median of 51 days to sell, one day longer than a year ago. That is a small change. Pending sales in 34711 rose 12%, and 29.3% of homes went under contract within two weeks, up 6.9 points year over year. Buyers are active here. Clermont is Lake County, which means a separate school district and different tax structure from Orange County. Those details matter when you are comparing the two sides.
What rates above 7% actually mean here
Realtor.com reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. Higher rates slow some buyers. They do not stop all of them, and the numbers here show that.
Supply is rising too. The Real Estate Data Aggregator counted 1,164 homes for sale across both ZIPs, up 6.7% from a year before. More choices for buyers means pricing matters more than it did two years ago. Sellers who price to the market are still closing. Those who overshoot are sitting longer.
- Rates above 7% are real.
- So are 802 sales and 857 pending contracts.
- The market here is active, not frozen.
- Pricing is the difference between a home that closes in two weeks and one that sits for two months.
One more thing: these numbers cover whole ZIP codes. Your street, your subdivision, and your price range can read very differently from the overall picture. If you want to know what is actually happening near your home, reach out.
