Windermere prices held up even as homes took longer to sell

The one fact that matters most for homeowners right now: prices held. The Real Estate Data Aggregator counted 192 homes sold in ZIP 34786 during the three months ending August 31, 2026, with a median sale price of $885,000. That is up 3.5% from the same period a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Windermere outpaced that national number.

The honest part: homes did not sell fast. The Real Estate Data Aggregator put the median days on market at 51, which is 5 days longer than the same period in 2025. Not every home sold quickly, and buyers had more to choose from. The Real Estate Data Aggregator counted 269 homes for sale, up 7.2% from a year before.

So what does that mean for a seller? Pricing and preparation still matter. The Real Estate Data Aggregator shows the average home sold at 96.1% of its list price, up 0.3 points from a year before. That is a steady result, but it leaves little room for overpricing. Only 3.7% of homes sold above list price.

Speed also split the market. The Real Estate Data Aggregator found that 27.5% of homes went under contract within two weeks of listing. That is down 3.5 points from a year before. Roughly 1 in 4 homes moved quickly. The rest took longer. The difference usually comes down to price and condition.

One broader note: mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That affects buyers across the country, including here. It is one reason preparation and realistic pricing matter more, not less, in this environment.

In short
  1. Windermere values held steady and even grew a little.
  2. But with 51 median days on market, more homes to compete with, and rates above 7%, a well-priced and well-prepared home is what moves.
  3. The data covers the three months ending August 31, 2026. One street can read very differently from the ZIP code as a whole.
